What is your emergency / after-hours number?
In the event of a life- threatening emergency, dial 911. For an after-hours maintenance emergency, please contact your Property Manager. Your Manager will often inspect the issue and notify our emergency maintenance team when required.
How can I reach the main office for JRC Property Management?
To get help with any issues that may arise while living in your apartment, kindly reach out to your Apartment Manager first. If you would like additional assistance after speaking with your Manager, you can reach our main office at 310-715-6196.
What is your pet policy?
Pet policies vary from property to property and depend upon the building specifications. It is best to first ask the Property Manager to see what the specific policy is for that building or unit. If pets are accepted, a pet deposit will need to be collected as well as additional paperwork.
How long until I get my deposit back?
Your deposit will be mailed within 21 days after vacating in accordance with California law.
Can I use my security deposit for my last month of rent?
Residents are not permitted to use a security deposit for rent purposes. Prior to submitting keys during move-out, check with the office to ensure that all rent balances have been paid in full.
How do we ensure a full deposit refund?
When moving out of your apartment, the first step is to make a final payment if it is required to ensure that you have a zero balance on your account ledger. Any unpaid balances are automatically deducted from your deposit.
To make the move-out process easier and less stressful, JRC Property Management has prepared a helpful handout that explains the most common security deposit deductions along with their estimated charges. Many residents have found this handout to be extremely helpful in minimizing potential deductions. To find this handout, refer to your lease packet, and look for a document titled, “Explanation of Security Deposit Deductions”. If you would like an additional copy prior to move-out, please feel free to reach out to your Property Manager.
What is the penalty for leaving my monthly lease early?
Residents must give notice of intent to vacate in accordance with the terms of your lease and California law.
What happens if my roommate wants to go, but I want to stay?
Roommates are jointly and severally responsible under the lease. However, we can work with you to see if you can qualify on your own or get another approved roommate. The security deposit remains with the roommate who will continue to reside in the apartment.
Can I sublease?
JRC Property Management does not allow sub-leasing under any circumstances. Only people that are listed on the lease agreement are permitted to live inside the apartment. If you have a guest visiting longer than 14 days, your guest may be considered an unauthorized occupant and you may receive a violation. If you think you must move unexpectedly, reach out to your Property Manager who can explain the options that are available to you.
I want to move out. What are the steps to follow?
We are sorry to hear that you are considering moving out! At JRC Property Management we pride ourselves as having a high number of long-term residents who have been with us for 4 years or longer. Before you finalize your plans, we encourage you to reach out to your Property Manager to discuss all the options available, including a “hassle free” transfer option for residents in good standing.
If your move-out is confirmed, and you have not yet completed your initial lease term, the earliest move-out date available to you without penalties will be your lease-end date. To move out on this date, you will need to notify the office by submitting a 30-day notice to vacate in writing to your Property Manager.
If you want to move out and your lease will expire in thirty days or your tenancy is month to month, you must also provide a 30-day notice to vacate in writing to your Property Manager. Your notice to vacate must always be in writing to be valid.
What is a just cause of eviction?
Your lease is a helpful document for reference, as it includes a detailed description of the rules and regulations that are required while living within your apartment. Any violation of the items stated within your lease agreement are considered just cause for eviction. If at any time you have questions regarding your lease, we encourage you to reach out to your Property Manager for guidance and questions. Many difficult situations can be overcome through open and honest communication.
What should I do in case of an emergency?

I have a problem with my apartment. Who should I call?
Please call your property manager and complete a maintenance request.
My sink/ toilet is clogged, do I have to pay for it to be cleared by the plumber?
If the clog was caused by you, it will be your responsibility to unclog the sink or toilet.
What can I do about noisy neighbors?
If you are experiencing a noise disturbance, reach out and notify your property manager. If your manager is not available, and the situation is a serious disturbance, please contact your local police department.
I lost my keys, what should I do?
For lost or misplaced keys, residents should notify their Property Manager for a replacement. Please keep in mind, JRC Property Management may charge a nominal lock-out fee for a lock-outs due to misplaced keys.
How do I set up utilities?
Call the utility company.
Can I change the paint color, install a satellite, or make other changes?
Check with your property manager before you make any changes.
When is my first month’s rent due?
On the first of the month, unless otherwise noted in the lease.
Where can I pay the rent?
JRC offers a variety of payment options for your rent. You are welcome to deliver your check to your property manager, bring your check to the office, or place your check in the mail. If you live at one of our participating properties, you can submit your rent payment online. All checks placed in the mail must be postmarked on or before the 1st. (*To inquire if your property offers the online payment option, check with your Property Manager.)
What is your application process?
Submit completed application with proof of income, ID, and credit check fee.
What does the application fee cover, and why is it nonrefundable?
The application fee covers the cost to run the application.
Is renter’s insurance required under my lease?
Unfortunately, emergencies can happen when you least expect! For this reason, our company highly encourages all residents to purchase renter’s insurance and keep the policy active throughout their residency. JRC Property Management is not responsible for any damage to your personal items should a maintenance emergency occur in your apartment.
